What is a Nordic spa? The circuit, the cost, the build
A Nordic spa is a hot-cold-rest circuit sold as a timed session, not a treatment menu — the stations, what a visit costs, and what it takes to build one.
A Nordic spa is a venue built around one loop — heat, then cold, then rest, repeated — where the guest buys a timed entry to the circuit instead of booking a treatment. The heat is a sauna, usually held at 80–100°C. The cold is water: a plunge, a lake, a cold shower. The rest is the station everyone underestimates. Two or three rounds is a session, and the session is the thing being sold.
The name travels badly. The same format is sold as a thermal circuit, a bathhouse, a sauna club, contrast therapy, or plainly as sauna and cold plunge. The country and the marketing decide the label. The loop underneath it does not change.
It is worth saying what a Nordic spa is not. It is not a treatment menu with a sauna attached. At a day spa the therapist’s hour is the unit of sale; here the unit is a seat in a heat cycle. Pricing, staffing, layout and hygiene turnaround all follow from that single difference, which is why operators who copy a day-spa model onto a circuit venue tend to be overstaffed and underbooked in the same week.
What happens at a Nordic spa, station by station
Four stations, run in order, each with a job:
- Heat. Ten to fifteen minutes in a sauna at 80–100°C. Stone-loaded heaters are the tradition’s requirement, because water on hot stone is what makes the air in the room behave the way bathers expect.
- Cold. One to three minutes. A plunge if you can run the water discipline, a lake or sea if the site gives you one, a cold shower if you can’t yet maintain either honestly.
- Rest. At least as long as you sat in the heat — ten to fifteen minutes, sheltered from wind, off the walkway. This is the cheapest station to build and the one most often cut.
- Changing and the dry threshold. The station nobody photographs and everybody remembers. Without it, a circuit reads as improvised no matter how good the cabin is.
Two to three rounds, plus arrival and changing, is 90 to 120 minutes of guest time. Distance is what decides whether round two actually happens: guests who have to walk far between stations towel off, cool past the point of wanting more heat, and leave after one round. How a Nordic spa differs from a day spa or a thermal bath

Those are generalisations, and plenty of venues blend them: Nordic spas add treatment rooms, day spas add saunas, and thermal baths in Central Europe have run circuits for a century. The distinction that matters commercially is the first row. Everything else on the table is downstream of what the guest thinks they are paying for.
What does it cost to visit a Nordic spa?
Two listed prices, from opposite ends of the market, show the shape better than an average would.
Löyly in Helsinki lists public entry to its circuit at €29, and a private sauna hire at €500–600 (listed prices, loyly.fi). Gleneagles in Scotland lists a private 90-minute outdoor sauna and cold-plunge session at £220 for two guests, with £80 per additional guest (listed price, gleneagles.com).
Read together they describe the two price shapes this format supports: a low per-seat entry that fills a public calendar, and a whole-room private hire priced at a multiple of the seats inside it. At Löyly the gap between the two listed prices is a factor of roughly seventeen to twenty. They are not the same product — one is a seat, the other is a room for a group — but the size of that gap is the reason most operators end up running both lines rather than choosing between them.
The honest caveat: two venues are not a market. These are listed prices at a Helsinki landmark and a Scottish country estate, in different currencies, at different capacities and seasons. Use them as reference points for the price shape, never as a benchmark for your own rate card. Your rate is decided by your catchment, your slot count and what else is within a half-hour drive.
Why there are suddenly more of them
The public-sauna category grew fast enough in one market to be counted. The British Sauna Society’s census recorded the UK going from 45 public sauna sites in 2023 to 147 in 2025 — a little over three times as many venues in two years.
On the accommodation side, a Canopy & Stars market report found 64% of new outdoor-stay spaces added outdoor bathing in the last two years, and 85% among top performers. Different market, same direction: heat and cold moved from a hotel basement amenity to a booked experience with its own calendar.
What that data proves is that the category is growing and that guests will pay for a session. What it does not prove is that a circuit on your particular site will fill. Category growth is context for a decision, not a forecast for a P&L, and any supplier who quotes you sector averages as your outcome is selling. What it takes to build one on your property
Circuits get built in phases, because the anchor earns while the rest is still an idea.
Phase one — the anchor. One sauna, one cold station, real rest seating, somewhere to change. Phase three — second heat, or a treatment line. Only after phase one runs full. A second cabin does more than double capacity, because staggered entries let you sell during the hygiene reset and separate a quiet cabin from a social one.
Because nothing is poured, a station added in year three does not dig up the one from year one. That is the practical argument for the reversible foundation, and it matters most on ground you lease rather than own.
Terrain is usually the real constraint. The sites that photograph best — shorelines, ridges, ski-side clearings, marina edges — are exactly the ones concrete cannot reach, and the foundation answer decides more of the layout than any mood board will. The two ways operators sell the circuit
Day access and private booking are both legitimate, and neither is the canonical model. Löyly lists both. Gleneagles lists only the private session. Public entry fills the shoulder hours and builds the venue’s reputation locally; private hire carries the higher ticket and the fewer complications. Which one leads is a positioning decision made against your catchment, not a rule handed down by the format.
Whichever leads, the heater should be scheduled against your booking system so the cabin is at temperature when the first entry starts — every day of the season, not just the busy ones.
Five questions that decide whether your site can host one
- Crane reach. Can a lorry and a crane get within reach of the pad on delivery day? This kills more sites than planning does.
- Power. The heater is a 6 kW HUUM Drop. Confirm the feed and the scheduling wiring with your electrician before you confirm anything else.
- Cold and drainage. A plunge needs water discipline and somewhere for the water to go. A cold shower is the honest starting point if you can’t yet staff the maintenance.
- The dry threshold. Where guests change, and where wet feet stop. Decide it on the drawing, not on opening week.
- The authority. Ask your planning officer before you sign the lease.
