What we build

Not a spa wing. A wellness ground.

Three buildings, finished off-site and craned into place — the landscaping closes around them. Composed as a ground: heat, cold, treatment, changing.

NOOK 20 — the double room.

Project-specific

Cold plunge, ice bath, hot tub — project-specific scope, sourced and clad to match your finish. Your pool stays yours — in every plan we draw it appears as a dashed outline.

The black NOOK sauna glowing in a walled garden — glamping-scale ground

Glamping & landscape hotels

In your category outdoor bathing has become the norm — 64% of new outdoor-stay spaces added it in the last two years, 85% among top performers (Canopy & Stars market report). Six reversible screw piles, no poured concrete — suited to leased sites, subject to landlord and local approval.

The boutique rural resort

You don't need the wing — you need the offer: heat, cold, a treatment room, somewhere to change. Production runs 8–12 weeks by scope; installation is days on site, not a construction season.

The estate hotel

Your guests already pay for this hour elsewhere: £220 for a private 90-minute sauna-and-plunge session at Gleneagles (listed price, gleneagles.com). The question isn't demand — it's whether the hour happens on your ground, connected to your changing, treatment and gardens.

The flagship resort

Operations, design and investment teams need one diligence pack, not a pitch: the system, the compositions on a real ground, delivery and reversibility, warranty terms — with drawings and the model to follow. That is what the dossier is for.

Why now

Wellness sells the stay.

The guest

Rest is the #1 stated reason for leisure travel — 56% in Hilton's 2026 Trends survey. Wellness travellers outspend average tourists: +41% per trip internationally, +175% domestically (Global Wellness Institute — 2022 travel data, published March 2024). And the culture is compounding: UK public saunas roughly tripled between 2023 and 2025 (British Sauna Society census), and six new bathhouses open in New York in 2026 alone (Wallpaper*, Feb 2026).

The trap

The traditional answer — the spa wing — carries years of construction and a payroll that never leaves. Across 297 US hotels, spa revenue grew 1.4% in 2024 while spa department profit fell 0.5% as labor costs rose 3.9% (CBRE Hotels Research, 2025).

In H1 2025, hotels with lighter wellness footprints out-earned the heavy builds on rate ($250 vs $232 ADR), revenue ($170 vs $161 RevPAR) and profit growth (+5% vs +2.9% GOPPAR) — RLA Global × HotStats, 11,000+ properties.

The numbers behind these, sourced line by line

The asset case

One private hour, sold seven nights a week.

The unit of revenue is the private hour: a couple books the sauna and plunge to themselves, housekeeping turns it round like a room, and the calendar does the rest. Market price for that hour at the top of the category: £220 at Gleneagles, ~2,150 SEK at Grand Hôtel Stockholm — listed prices as checked July 2026. Your rate card sits where your property sits.

For hotel, glamping and short-let segments we model payback at 18–36 months end to end — and the number that matters is yours: the design consultation brings the model in spreadsheet form, built on your ADR, your occupancy, your session pricing. Your inputs, our arithmetic.

A note on benchmarks: we do not treat any published sector uplift as a forecast for your property. Sector data tells you the category moved. The dossier model tells you what YOUR ground could do.

The year-round argument

Heat sells best against cold — and the buildings are specified for it, seven nights a week, in any month.

Who you're dealing with

Hospitality on one side of the table. Manufacturing on the other.

The founding team spans hospitality and manufacturing — the conversation starts with your masterplan, your operating model and your rate card, not our brochure.

Capacity

Adaptability

One modular chassis, your palette: cladding, interior timber, water elements clad to match — plus sloped-roof, porch and terrace add-ons on the flat-roof base. It looks designed for your property because it was.

Logistics

Conventional transport. Delivered worldwide; transport and lifting are confirmed per building, route and site.

Quality & after-sales

Every component coded; each building ships with its own building file. Tempered safety glass EN 12150; heater electrical safety EN 60335-2-53; CE marked. Structural warranty: 1 year commercial, extendable to 3. After-sales run directly by NOOK.

We are early, and we price that honestly: the first installations get the photographer, named case-study terms, and priority slots on the line — in writing. Ask about the founding operator terms.

Questions

Asked before the dossier.

How should we treat the wellness statistics on this page?
As sector evidence, not a forecast. RLA Global × HotStats segment 11,000+ real hotel P&Ls by wellness footprint — they tell you the category moved, not what your property will earn. The model is built on your ADR, occupancy, room mix and session pricing, and comes as a spreadsheet with the design consultation so your revenue team can stress-test every line.
Can we start with just the sauna?
Yes — most properties should. The sauna is a complete bookable amenity from $45,000 USD, and The Ritual, The Circuit and The Garden are the growth path: add rooms as bookings prove demand. Production runs 8–12 weeks by scope; each building cranes in in under two hours.
What does a hotel wellness amenity actually earn?
Three mechanisms: booked private sessions (Gleneagles lists £220 for 90 minutes; Grand Hôtel Stockholm 2,150 SEK entry — listed prices, July 2026), the rate effect on rooms sold beside a wellness offer, and the listing effect in OTA filters. We model payback at 18–36 months for hotel, glamping and short-let segments — on your numbers, in spreadsheet form.
What certifications do the buildings carry?
CE marking; heater electrical safety to EN 60335-2-53; tempered safety glass to EN 12150. The dossier carries the compliance documentation component by component.
Can the buildings be removed later?
They are designed for it: six reversible screw piles per building, no poured concrete. The buildings can be craned out and the site reinstated — which is also the honest answer for leased sites, subject to landlord and local approval.
What's in the dossier?
The 11-page dossier: the system at a glance, the priced anchor with its floor plan, the flexible rooms, the three compositions drawn on a real ground, how delivery lands with the scope split, the reversibility case, and the warranty terms — the document you can put in front of your board. Drawings and the ROI model on your numbers follow with the design consultation.
