How should we treat wellness revenue benchmarks?
RLA Global's 2025 Wellness Real Estate reporting is based on HotStats hotel-performance data and shows wellness properties outperforming on selected revenue metrics. We do not treat any published sector uplift as a property-level forecast. The dossier model uses your ADR, occupancy, room mix, visibility, and session pricing so the number is specific to your property.

What's the typical operator payback period?
For hotel + glamping + short-let segments we model 18–36 months end to end. The drivers are session-add revenue (where the amenity is bookable), ADR uplift on rooms within sight of the sauna, and OTA conversion lift on listings with a wellness amenity. We send the underlying model with the dossier so you can sanity-check against your own RM data.

How does the sauna integrate with our PMS / booking flow?
The HUUM Drop 6 kW heater exposes a JSON API via HUUM UKU. We scope reference flows for Mews, Cloudbeds, and Lighthouse for session bookings + heat-up scheduling. For glamping operators we scope booking flows against Pitchup, Lodgify, and owner-managed Canopy & Stars enquiries. Full integration scope is in the dossier.

What about insurance, fire safety, and electrical certification?
EU-spec cabins ship with CE compliance + EN 60335-2-53 (sauna heater electrical safety) + ISO 17654 (sauna structural). North American cabins ship with UL-listed electrical (assembled at Sarasota). Public-liability and building-control documentation is in the dossier. Local fire-safety inspection is the operator's responsibility; we provide the technical evidence pack.

Can the sauna be removed if the lease ends?
Yes. The helical-pile foundation is fully reversible — six steel piles unscrew, no concrete to break out, the ground is left as found. For leased sites this is usually the difference between landlord approval and refusal.
